Real Estate Negotiator
What You’ll Do:
• Provide guidance and assist sellers and buyers in marketing and purchasing property for the right price under the best terms
• Determine clients’ needs and financials abilities to propose solutions that suit them-Intermediate negotiation processes, consult clients on market conditions, prices, mortgages, legal requirements and related matters, ensuring a fair and honest dealing
• Perform comparative market analysis to estimate properties’ value
• Display and market real property to possible buyers
• Prepare necessary paperwork (contracts, offer letter, tenancy agreement etc.)
• Maintain and update listings of available properties
• Cooperate with valuers, bankers, and lawyers
• Develop networks and cooperate with lawyers, banker and contractors
• Promote sales through advertisements, open houses and listing services
• Remain knowledgeable about real estate markets and best practices
Public Relations Executive
What You’ll Do:
• Assist in developing and executing PR strategies and campaigns
• Preparing, translating, producing and/ or editing content for press releases, speeches, promotional materials, advertorials, advertisements,
• Producing PR collaterals and marketing campaigns
• Assist in developing, produce and/ or editing contents for Digital and Social Media platforms (e.g. Websites, Facebook, etc)
• Assist in planning and organising corporate events (e.g. Collaborations, Industry Talks, Town Halls, etc)
• Building positive relationships with stakeholders, media and the public
• Media monitoring, analysis and reporting
Sales Executive
What You’ll Do:
• Networking and prospecting with potential clients
• Lead in the marketing and sale of properties
• Building relationships in the real estate sector
• Discovering opportunities to serve potential clients via phone, travel, email and other creative approaches
• Making use of creativity and analysis to craft and deliver solutions
• Defining and implementing goals that are critical to the success of the organisation
• Carrying out warm and cold calls for prospecting
Building Manager
What You’ll Do:
• Ensure timely and efficient collection of service charges and other charges in accordance to company’s KPI, procedures, house rules, Strata Management Act 2013, and other relevant by-laws
• Attend to residents/owners inquiries service requests and complaints tactfully and ensure resolved satisfactory within Company’s assigned timeline and KPIs
• Proactively carry out inspection on the condition of the building and prepare report and recommendation for rectification or improvement
• Responsible for planning, organise, schedule and supervise team of admin and maintenance to perform daily task effectively to completion on priority basis
• Responsible for smooth operation of the building, health & safety, building maintenance, repair and upgrade services i.e security, cleaning, M&E Systems, landscape, refuse collection, pest control, swimming pool and etc
• Work closely and monitor service contractors and ensure its optimum performance at all time
• Liaise with relevant authorities and government agencies with regards to building safety & health, licences, permits, security and operations
• To source contractors, vendors to facilities maintenance and operations of the building facility
• Manage day to day management and maintenance operation of the common property and facilities in accordance to house rules, relevant by laws and statutories
• To attend meetings with Developer or committee and submit meeting minutes and monthly reports timely
• To be on call 24 hours and able to attend site emergency breakdown within 45 minutes upon receiving calls, whatapps, email, SMS instruction from superior
• To carry out any other duties as when instructed by the the management from time to time
• To ensure effective implementation of Quality Management System and its compliance with the relevant acts, laws, rules and regulation, statutory requirements and guidelines issued by regulatory bodies and company’s policies and procedures
Accounts Manager
What You’ll Do:
• In Charge of Administration for the entire office-In Charge of accounts-In Charge of Tracking Income & Expense
• In charge of Petty Cash, Claims and Receipts & Payments-In charge of preparing monthly Financial Statements-In Charge of preparing Invoices & receipts
• Undertake the tasks of receiving calls, take messages and routing correspondence-Handle requests and queries appropriately
• Maintain diary, arrange meetings and appointments and provide reminders
• Make travel arrangements-Take dictation and minutes and accurate data entry
• Monitor office supplies and research advantageous deals or suppliers-Produce reports, presentations and briefs
• Develop and carry out an efficient documentation and filing system-
• Liaising with HQ for any inquiries
